Wrapped around Victoria's downtown on three sides, Saanich is the largest municipality in Greater Victoria—and one of the most varied. In VREB terms it's split into Saanich East and Saanich West, and that split matters: East brings ocean views, established family streets, and proximity to UVic, while West offers more affordable entry points, larger lots, and quick access to Uptown, downtown, and the highway. Together, they give buyers an almost unmatched range of lifestyles without ever leaving the municipality.

Schools

Saanich Core falls within School District 63 (Saanich), the same well-regarded district serving the Saanich Peninsula. Families in Saanich East have access to Claremont Secondary, along with feeder schools like Cordova Bay, Royal Oak, and Lochside Elementary, and Royal Oak Middle School. Saanich West families are served by schools such as Marigold, Strawberry Vale, and Rogers, feeding into secondary options nearby. The University of Victoria and both Camosun College campuses (Lansdowne and Interurban) also sit within Saanich, making the area a natural fit for academic families and post-secondary students alike.

Parks, Trails & Recreation

Saanich has the highest number of parks per capita in British Columbia—170 municipal parks, three regional parks, and an extensive trail and cycling network. Elk/Beaver Lake Regional Park is the centrepiece for swimming, paddling, and rowing, while Mount Douglas Park (PKOLS) offers forested hiking trails and a summit with panoramic views over Haro Strait and the Gulf Islands. Layritz Park, Swan Lake Christmas Hill Nature Sanctuary, and the Gorge Waterway add still more green and blue space close to home. The Lochside Regional Trail runs straight through Saanich East, connecting Cordova Bay all the way to downtown Victoria for walking, cycling, or commuting.

Recreation

Golfers have several options, including Cordova Bay, Cedar Hill, and Blenkinsop Valley golf courses. Beaches at Cordova Bay and Cadboro Bay are popular for swimming and paddling in summer, and Cordova Bay in particular has earned the nickname "Mini Malibu" for its long sandy shoreline and laid-back village feel around Mattick's Farm. On the west side, Tillicum and the Gorge area are close to Uptown and downtown amenities, shopping, and recreation centres, giving West-side residents easy access to urban conveniences without downtown prices.

Commute Times

This is one of Saanich's biggest draws: it's genuinely central. Most Saanich East neighbourhoods are a 10–20 minute drive to downtown Victoria, while Saanich West—being closer to the Trans-Canada Highway and Uptown—often runs even shorter, in the 5–15 minute range. Both sides also offer strong cycling and transit connections, with the Lochside Trail serving the east side and quick highway access serving the west, making Saanich Core one of the most commute-friendly areas in the region for reaching UVic, downtown, or the West Shore.

Housing Styles

Saanich East leans toward established single-family homes, mid-century houses, and luxury and view properties in neighbourhoods like Broadmead, Gordon Head, and Cordova Bay, alongside a growing number of condos and townhomes near Royal Oak. Saanich West offers a different mix: older character homes (often with suites), larger lots, some acreage-style properties near Prospect Lake and Interurban, and more affordable condos and townhomes near Tillicum, Glanford, and Gateway. Because the two sides differ so much, buyers can genuinely shop for very different lifestyles—walkable and urban, quiet and suburban, or semi-rural—while staying within the same municipality.
